Description

Churchill Downs Inc. charged R2A + R2I to Master Plan and design a ground up Gaming and Entertainment facility at the existing and expansive thoroughbred horse training track property in Louisville, Kentucky. This training facility supports the nearby Churchill Downs racetrack, the home of the famous Kentucky Derby. The Master Plan set the stage for a multi year + multi phase re-development of the property. The property has an existing 490 thoroughbred horse training facility that includes a 1 1/8-mile track, stables, barns, operation offices, and infrastructure facilities. The training facility and its infrastructure underwent major upgrades and remains in operation year-round. The balance of the property was developed into an exciting entertainment destination facility featuring Gaming, Entertainment, Food and Beverage venues and a Hotel. To date, Three (3) Phases and about $200M have been invested, developed, and opened successfully:

Phase I

80,000 sf Gaming and Entertainment Facility + Major Infrastructure upgrades to the property – $100M

Phase II

15,000 sf Expansion to the Gaming Facility + Site upgrades – $15M

Phase III

135,000 sf Gaming Expansion, Hotel Tower, + Major Storm Water upgrades. – $76M

Since the facility opened in 2018, R2A & R2I designed Phase II which included a 8,300 sf expansion of additional games which opened in 2020. The most recent Phase III – Derby City Gaming & Hotel Tower expansion included a luxurious hotel, gaming floor expansion, Sports Bar and Live Entertainment Stage, upscale Steakhouse, 2.5 story Bourbon Bar, VIP Gaming space, and Public Areas.
